Los Altos and Los Altos Hills update: New to the market is 26173 Rancho Manuella Lane at $4.995 million, 1761 Lantis Lane listed at $2.25 million, 1470 Hollidale Court listed at $1.998 million, 10971 Terry Way closed escrow at $1.8 million – this was a short sale,  2080 Huntington Lane is pending.  Market is still moving fast.  There are 44 active single family homes (SFR) in Los Altos and 33 active in Los Altos Hills (SFR).

5 homes closed escrow in the last 30 days in Los Altos Hills.  List prices ranged from $2.098 million to $5.75 million.  They averaged 3,606 square feet of living space, average of 1.36 acres, with an average home age of 47 years.   The average sale price $2.8 million with a median sale price of $3.19 million.  About $807 per square foot of living space.  All were on market less than 10 days except the one listed on Moon Lane which was on for 355 days.  all sold under list price – except one on Anacapa which was likely sold for land value – it sold for $112,000 over list.     Currently there are only 33 active listings in Los Altos Hills, CA

Los Altos

A condo sold with 5 offers

Home on a busy street had 3 offers

Home listed just under $2 million had 5 offers

Home in Los Altos priced under $1.3 had 27 offers

Land in Los Altos had 6 offers and sold over list price.

Palo Alto

A property in the $1.6 million range had 5 offers and went over $100,000 above list.

Mountain View

A newer home had 21 offers listed in the $800,000 range

Sunnyvale

Listed at about $1.2 million had 12 offers and sold over $1.4 million

Cupertino

A property listed under $900k sold with 55 offers

Redwood City

Listed at about $700,000 this property has 10 offers

Redwood Shores

Listed in the $765,000 range there were 9 offers

West San Jose

Listed at $585,000 this property had 10 offers

San Jose

Listed at about $900,000 sold with 28 offers

Make sure you have a winning strategy to be the winning bidder – it’s not just about price.

Los Altos and Los Altos Hills update: New to the market is 27885 Fawn Creek at $2.795 million.  437 Panchita closed escrow – at $2.37 million - Was listed at $2.399 million.  27060 Appaloosa price was reduced from $2.295 to $2.1 million.  460 Guadalupe closed escrow at $2.15 million – was listed at $1.949 million.  1121 Laureles is pending.  549 Alicia is pending. 612 Stardust is pending.

The luxury market – over $10 million properties continue to sell.  Two properties recently went in contract in Atherton – listed at $19.8 million and $15.3 million.  Where are the best deals for Luxury properties?  Look not far from Atherton in Woodside and Los Altos Hills.  2 days ago a property on W Fremont in Los Altos Hills reduced its price from $12.750 million to $11.25 million.  An incredible price is a listing on Vinedo Lane at $12.995 million www.VinedoEstate.com (A co-listing with Mary Gullixson and myself).  There are many “off the multiple listing service” properties that are kept confidential – call me for a confidential review of the market and those listings.  The bargains right now are in Los Altos Hills for properties listed over $10 million.

Today is the weekly broker tour day for agents to see homes – I will see about 20 today.  Changes to the market include: 1597 Shirley is listed at $2.798 million, 321 Cuesta is listed at $1.795 million, 401 Los Altos Avenue is listed at $1.775 million, 100 South Avalon is pending no-show, 1585 Wessex sold for $1.750, was listed at $1.68 million, 1325 Garthwick is cancelled – off market,  917 Seena is listed at $1.625 million, 1694 Fallen Leaf is listed at $1.578 million, 611 Manresa sold for $1.455 million – was listed at $1.498 million, 999 Loraine is back on the market from the pending status, 38 3rd #309 is pending, 899 Sherwood is pending, and 444 Lassen street #8 sold for $542,000 from a list price of $579,000.  In spite of this example the market is extremely hot – properties are selling very quickly with multiple offers.
